The Estes Park real estate market continues to chug along late into the fall season. Typically, this time of year we see decreasing inventory and an increased amount of people lowering their prices anticipating the slower winter season. This year, we are seeing even more drastic price reductions that are generating a good amount of interest in buying a home in Estes Park.

Estes Park Real Estate StatisticsWhile we are tracking along nicely with last years number of sales, I was very happy to see that the number of homes, condos, and vacant land that are currently pending is much stronger now than it was at this time last year. We should finish out the year with strong momentum into next year.

$240,000 – Median Price of trailing 12 months of sales
$349,000 – Most expensive condo sold in October
$140,000 – Least expensive condo sold in October

Vacant Land

109 – Active on the market (9 more than a month ago and 20 more than this time last year)
0 – Sold in October (Same as last month and 4 less than October 2008)
3 – Currently Pending (1 more than a month ago and 2 more than this time last year)
